Investors are being invited to invest in one of the few remaining Enterprise Zone schemes to be developed within the Tyne Riverside Enterprise Zone No 1 (Hadrian Business Park South). Funds will be allocated strictly on a “First come, First served” basis. The closing dated is the 31 March 2009 or earlier if fully subscribed.
 
The property will be a high quality data centre to be constructed speculatively at Cobalt Business Park, North Tyneside, and providing 77,500 sq ft of lettable space.
 
The developer, Highbridge North Tyneside Developer One Limited, will provide a rental guarantee to the Syndicate. The initial sum guaranteed will be £12,400,000 per annum. The rent guarantee will last for 11 years and 6 months and will escalate at 3% per annum. This will be secured by a cash deposit.
 
The Park is well located, with its entrance 1 mile from the A19 and just 6 miles from the A1(M). It is 6 miles to the north east of the centre of
Newcastle. The Park is also 11 miles from Newcastle International Airport.
 
The park has a unique combination of on site facilities:
  • 39 acre countryside park. This is freely available to the occupiers of Cobalt.
  • The Just Learning Children’s Day Nursery has secure play areas (with CCTV) and 25 staff on site providing childcare for up to 100 children aged from 2 months to 5 years.
  • 157 bedroom De Vere Village Hotel and Leisure Club whose facilities include a 25 metre pool, sauna, fitness studio and spa.
