PREVIOUS ENTERPRISE ZONE SYNDICATES

 

Enterprise Zones were first designated by the Government in the early 1980’s  in areas of the country that required regeneration. These areas were typically economically deprived. 

 
An Enterprise Zone Syndicate (EZS) is a group of individuals who together purchase a commercial property. An EZS is not a partnership. Each member has direct pro-rata share in the investment.
 
An EZS investment allows higher rate tax payers to invest in commercial property using very little of their own money. Instead of paying Income Tax, it is possible to invest the money that would have been paid in tax into a commercial property.

Cobalt South 'D' Development Syndicate

The Cobalt Business Park is situated in Newcastle.  The property is a high quality office building of 100,000 sq ft over four floors.  Newcastle Building Society occupy 50% of the property, the remainder being subject to a Developers Lease.

Cobalt Data Centre Development Syndicate

The property will comprise of a high quality data centre totaling 45,877 sq ft of lettable space made up of eight data halls with support building and ancillary plant, to be built on the Cobalt Business Park, Newcastle upon Tyne.  Construction is due to complete at the end of June 2010.

  Dearne Valley Development Syndicate

An office building at Highgate (Fields End) Business Park, Barnsley, South Yorkshire totaling 6,071 sq ft of lettable space.  The tenant is Cannock Developments (Field End) LLP and a sub lease also exists for the first floor of the property to CSPC Management Services Ltd.
Deltic House Development Syndicate

The property comprises of a two storey steel frame office building of 14,786 sq ft situated in Silverlink Business Park, Wallsend.  Galaxy Radio occupy the ground floor and Cambridge Laboratories occupy the first floor.

 
  Eurocentral (Internacionale) Development Syndicate

The property is a distribution facility of 157,760 sq ft located within the Eurocentral Business Park, Motherwell, Lancashire.  The tenant is Wincanton Holdings.
Excelsior Laundry Development Syndicate

The property is an industrial building utilised as a laundry at Excelsior Park, Wishaw, Lanarkshire, totaling 35,630 sq ft of lettable space.  The tenant is North Lanarkshire Primary Care NHS Trust.
 
  Excelsior Park 2 Development Syndicate

A modern warehouse building at Excelsior Park, Wishaw, Lanarkshire, extending to 23,000 sq ft of lettable space.  Keyline Building Merchants Ltd, a wholly owned subsidiary of Travis Perkins Plc, are the tenants.
Excelsior Park 3 Development Syndicate

A trade warehouse building at Excelsior Park, Wishaw, Lanarkshire, totaling approximately 30,000 sq ft of lettable space.  There are currently four tenants occupying four of the five available units, being Wurth UK Ltd, BSS Group Plc, Lowe Refrigeration Ltd and Howden Joinery Co.  The vacant space is currently subject to a Developers Lease and is being actively marketed.
 
  Excelsior Park 4 Development Syndicate

This recently completed property comprises two buildings split into eight industrial units, situated in Excelsior Park, Wishaw, Lanarkshire.  The floor area extends to 40,000 sq ft of lettable space.

BSS Group Plc has recently taken a lease on one building which comprises of five units, totaling 25,000 sq ft.  The remailing building is being actively marketed.
The Foxcover Development Syndicate

A distribution facility within the Foxcover Business Park totaling 130,000 sq ft of lettable space which is currently leased to Cumbrian Holdings Limited.  The park is situated to the south of Seaham on the coast of East Durham. 
  Hamilton International Development Syndicate

A three storey office building totaling 47,157 sq ft of lettable space, located within the Hamilton International Technology Park, 17.7 km south east of Glasgow.  AWG Plc and the developer, HF Developments Ltd, entered into  non-occupational leases over each of the three floors.  

There are currently six tenants in the building.
Hamiltion International Park 2 Development Syndicate

The property comprises of a production unit with ancillary office accomodation at Hamilton International Park.  The floor area extends to 30,964 sq ft of lettable space.  The tenant is Keihin Europe Ltd.
 

Hamilton International (HFD)Development Syndicate

Comprising two office buildings 39,037 sq ft and 23,896 sq ft respectively, within the Hamilton International Technology Park located to the south east of Glasgow.  The smaller building is let to Carillion AMBS Limited, a subsidiary of Carillion Plc.  The other building is let to John Lewis. 
Hamilton International (HFD) 2 Development Syndicate

This recently completed property is an office building of 80,416 sq ft situated within the Hamilton International Technology Park.  This property is the subject of a Developers Lease whilst being actively marketed.
 
  Hamilton Babcock International Development Syndicate

A building within the Hamilton International Technology Park incorporating 50,000 sq ft of industrial space with 20,000 sq ft of office area.  The tenant is Babcock International Group Plc.
Hamilton International (HFD) 3 Development Syndicate

A high quality, Grade A office building extending to 74,421 sq ft within the wider development of 3 buildings extending to a total area of 223,876 sq ft (NIA) on a site of 6.6 acres.  This will be a 3 storey office development with an open plan floor-plate of circa 25,000 sq ft.
Hamilton International (HFD) 3 Development Syndicate

A high quality, Grade A office building extending to 64,335 sq ft within the wider development of 3 buildings.  This will be a 3 storey office development with an open plan floor-plate of circa 21,500 sq ft.
The Motherwell Development Syndicate

This property is an office totaling 45,109 sq ft and is situated in Airbles Road, Motherwell.  The tenant is Trillium (Prime) Property GP Ltd.

A lessor interest in this property has recently been sold.
 

Whitehouse Point Peterlee Development Syndicate

These buildings are located at the Whitehouse Point Business Park, Petelee, East Durham, totaling 59,964 sq ft of lettable space.  nPower is the tenant in one of the buildings and Easington Primary Care Trust occupy the ground floor in the second building.  The remaining floor is subject to a developer's rental guarantee and is being actively marketed.

Whitehouse Point Peterlee 2 Development Syndicate

The property is a modern office building at Whitehouse Point Business Park, Peterlee, East Durham, totaling 45,240 sq ft of lettable space.

The members have recently paid off the syndicate loan and now own the building outright.
